Pratt plans ‘traditional neighborhood’ in East Brainerd
Developers plan to build a 42-acre subdivision in East Brainerd.
The unnamed development would have approximately 130 homes and would be developed by James Pratt, president of Pratt and Associates, according to a prepared statement. The community would be located on Morris Lane near East Brainerd and Hurricane Creek roads.
The Chattanooga-Hamilton County Regional Planning Agency recommended approval of the development at its June meeting and the Chattanooga City Council will consider the development July 8. "The development will be a traditional neighborhood reminiscent of turn-of-the-century communities, yet with the most up-to-date features and amenities," Mr. Pratt said in the statement.
The community would feature "Neo-Traditional" style homes in a tract of land that is open and rolling along with wooded areas, the release stated.
"The goal of the development is to capture the authentic architectural detail and neighborhood streetscapes reminiscent of the timeless neighborhoods of the 1920s and 1930s but integrated into more contemporary versions of traditional land planning," Win Pratt, head of construction for Pratt and Associates, said in the statement.
Homes are expected to sell from $185,000 to $285,000 and range in size from 1,500 to 2,700 square feet, the release said. Developers also plan several estate-size lots with homes selling from $300,000 to $500,000 and townhomes ranging from 1,200 to 1,800 square feet, which would sell from $165,000 to $235,000. The new development would be similar to The Traditions community in North Chattanooga, Mr. Pratt said. The development is targeted at empty-nesters, which should minimize the traffic impact, he said.
